Yes. Lease e-signature is available on Landlord PRO at $6.99 per month billed annually, and on RentSpree PRO at $15.83 per month billed annually. Both come with a 30-day free trial. Compare plans.
You can upload a PDF, PNG, JPG, or JPEG up to 20 MB. Two things to check first: the file isn't password-protected, and it doesn't contain editable text fields. Standard PDF text is fine.
You have a few options. Your state or local landlord association is a good place to find a standard lease for your area. You can also hire a local real estate agent to prepare the lease and review the terms with you.
If you're a real estate agent, check with your REALTOR® association or your brokerage, which usually provide the approved lease forms for your market. In California, you can generate a C.A.R. lease agreement inside RentSpree. Build from a template is coming soon.
Your tenant gets an email with a link to review the lease, accepts the e-sign and e-delivery consent, and signs the fields you assigned to them from a phone or computer. Most signings take a few minutes, and you're notified as soon as it's done.
From your dashboard you can send a signing reminder, or void or delete the lease if the terms need to change. Our help center covers what you can edit after a lease has been sent and how to void a lease agreement.
Yes. You can collect the security deposit online alongside the signed lease, so it's paid and documented before your tenant gets the keys. From there you can set up recurring rent collection on the same account.
Most rental lease agreements cover the names of everyone on the lease, the property address, the rent amount and due date, the length of the term, the security deposit, late fees, who pays which utilities, maintenance and repair responsibilities, rules on pets and guests, and how the lease renews or ends.
Requirements vary by state and city, and many places also require specific disclosures. RentSpree is not a law firm and does not provide legal advice, so check your state and local rules or work with a local attorney or real estate agent on the terms.
Electronic signatures are widely used on rental leases in the United States and are generally recognized under the federal ESIGN Act and state electronic transaction laws. In RentSpree, each signer accepts an e-sign and e-delivery consent before signing, and the completed lease is stored in your dashboard. Requirements can vary by state, so check your local rules or ask a local attorney if you're unsure.
A lease usually runs for a fixed term, often 12 months, with the rent and terms locked in for that period. A rental agreement usually runs month to month and renews automatically until either side gives notice. A fixed term gives you more predictable income, while month to month gives you more flexibility. Either way, RentSpree handles the signing and stores the signed document.
