The Rental assistant answers your tenant's questions and coordinates repairs on your rental. It replies to routine questions using the lease you upload, and when your tenant reports a maintenance issue, it takes the request through intake, contractor scheduling, and payment, with your approval required before any work starts.
Your tenant reports repairs from their RentSpree account, either in the message thread you share or from their property overview page. Intake captures photos, availability, access instructions, and pets, and the finished summary posts into your thread so you and your tenant are both looking at the same thing.
The request is triaged first, which includes troubleshooting steps and an urgency assessment, and the summary comes to you with a spending cap attached. You approve or decline before a contractor is dispatched, and once you approve, scheduling is worked out directly with your tenant.

The Rental assistant answers routine tenant questions using the lease you upload, and it tells your tenant where the answer came from. If your lease doesn't cover the question, it stops and brings the question to you by text and email.
No. Every job waits on your approval, which places a hold at the spending cap set for that job, and no contractor is dispatched until that hold succeeds. If the repair can't be completed within the cap, work pauses and the quote comes to you.
Work stops and the quote comes to you before anything else happens. If you approve it, the original hold is released and replaced with a hold at the quote amount, so you're never holding two amounts at once. If you decline, no further work happens, and a trip fee for the visit is charged from the original hold.
Your card is charged after the work is finished, for what the repair actually cost, and never more than the amount you approved. Approving a job places a hold rather than a charge, and repairs run on the card already on file for Landlord Pro, so there's no second card to add.
For anything life-threatening, gas, carbon monoxide, or fire, your tenant is directed to call 911 and no contractor is sent. You're notified immediately. Urgent issues that aren't life-threatening, like a burst pipe, run the normal approval process on a faster dispatch timeline.
Each property has a maintenance tab showing live status on active jobs and a full history of past ones, including the contractor, what you approved, completion photos, and the invoice. Records stay attached to the property, so you're not rebuilding a year of repairs at tax time.
You'll need Landlord Pro, a property in RentSpree, a signed lease to upload, and a phone number where you can be reached for approvals. Setup takes a few minutes per property, and nothing reaches your tenant until you turn it on.
